Tips for the maintenance of your roof and gutters

Regardless of where you live, keeping a roof over our heads is of paramount importance, yet; how many times is it neglected until the problem becomes a crisis? It is a far better solution to maintain the roof and gutters in Colorado Springs than to let the problem fester.

Gutters can be repaired but only to a certain extent, if they are rotted through or badly distorted you will have to replace them. 1. The least-expensive gutter material is galvanized steel; however this is rapidly being replaced by a material called Zincalume; this is steel but rather than protection by galvanizing, it is plated with zinc and aluminum.

2. Rolled aluminum gutters are growing in popularity. The big advantage to aluminum is the fact that they are resistant to corrosion and as a result have a longer life expectancy. The disadvantage is the cost.

3. PVC gutters are a rather new development and are well worth considering.

When replacing or repairing sheet metal gutters, make sure the materials that you use are compatible. Zincalume guttering is incompatible with galvanized steel gutters and flashing.

Tips on maintaining your roof and gutters:

Sooner or later all gutters and roofs will deteriorate and need replacing but there are things that you can do to extend their life. You must pay close attention to any metal surfaces; they deteriorate fast. What may appear on the surface to be a sound roof, can decay in as short as six months.

1. Keep blockages cleared away. Any debris, leaf matter, etc. can start the rusting process very quickly. The gutters stay moist and if the leaf matter is acidic, such as pine needles, the deterioration is very fast. It helps to paint the interior of the gutter when new with oxide paint which protects even the galvanization.

2. Trim any overhanging trees; broken limbs from a storm can damage the gutters.

3. Install gutter guards: A gutter guard will catch airborne debris before it can settle in the gutter. The guards can be metal mesh, plastic mesh or a spiral brush. Whatever type you choose, they all perform the same function, shed debris.

4. During a long, dry spell which may allow the litter to mulch and settle into the gutters in Colorado Springs. It will sit in the bottom of the gutter as a solid layer and can become the cause of premature corrosion.

5. Make an ocular check of your roof and gutters after every storm. The high winds that are often associated with storms can cause significant damage.

A continued program of inspection is required if you want to extend the life of your roof and gutters to the maximum. When deterioration is seen, quick attention to the repair will avoid a more costly repair in the future.
